The property had been complete upgraded in the past 5 years in anticipation of conversion to condominiums. The property has easy access to mass transit and Interstate 5 giving the property easy access to the state capital in Salem and employment centers in the Portland MSA.

85% refinance of a set of existing assisted living facilities located in Gresham, Oregon 10 miles east of Portland. The borrower sought to lower his existing interest rates on multiple properties into one fixed rate loan. The $1.67 million loan facility reduced the interest rates from a range of 7-8.5% down to 6% fixed using the SBA 7a program. The properties were in above average condition. While the entity structure was complicated, Commercial Lending Group, Inc. was able to sort out the details for the lender and accommodate a smooth closing.
